中国房地产发展状况以及房价变化的经济分析

摘要：房价问题是我国现在社会中已经出现的问题，是人们生活关注的焦点问

题。房价的提高能够促进经济的更快发展，能够使我国社会更快速的向发达国家迈进。但是，一旦房价变得过高，就可能引起社会的不稳定，民心的动荡。随着中国经济的飞速发展，我国居民收入水平不断提高，但我国也从计划经济时代大家都有房，都住矮民房。到现在的富人有好几套房，富人以下的普通人家和穷人买不起房的尴尬。这种差距存在而产生的矛盾越发的突显。因此，研究房地产发展以及房价变化就显得十分重要。目前我国经济处于转型期，在我国经济结构的改造、经济体制改革中自然少不了一个自我改变，自我更新的过程。房价也是前进道路上一定要解决的一个障碍。而政府的默认推动、大量房地产开发商的跟进、城市化进程增加商品房需求等等因素都是房价步步高升以致居高不下的重要因素。

本文主要从房地产发展和房价变化角度探究房价。首先论述了本文的选题背景、国内外研究现状及本文的研究思路；其次房价的发展状况，接着分析房价变化的原因，然后分析房价变化以后的影响，最后在此基础上提出了几点思考性的应对措施

Abstract: The problem of real estate is inevitable in any society ;it is the focus of

attention of people’s lives. There is a certain rise of house price between the income distribution can contribute to faster economic development and to the community in a stable steady state. But, once the rise of house price is too large, it may lead to social instability popular unrest. With the rapid development of Chinese economy, on one hand, China’s resident income level keep raising,. But, when we stay at planned economy era. everyone have house; and now, the rich man have many house and the poor man have no house, The presence of the gap make more and more problems. Therefore, a study of the development of Chinese real estate and diversification of house price. China's economy is in transition now, in this process need a self-change. The problem of house price need solve. The Government's default, follow a large number of developers and urbanization Increase the housing demand, cause the house price to rise.

This article from the perspective of development of Chinese real estate and diversification of house price, explore the house price. Firstly, This article discusses the research background, research status and research ideas of this article. Secondly, description of real estate development, analysis of the reasons for price changes. Then explore the human capital of the income distribution. Further analysis of the impact of price changes.. Finally, human capital point of view of the proposed controlling the house price.
